Know Your Tenants Before You Rent
Enroll in the TRACS System.When I started in the property management business in 1977, I was not satisfied with the tools we had available to screen prospective tenants. Credit checks were the most objective method available, but they had their shortcomings. They told us how an individual paid their bills to other creditors, but they didn't tell me what people were like as tenants.
- Did they pay their rent on time?
- Did they maintain the property like they were supposed to?
- Did they complete their lease term?
- Did they give proper notice when they terminated their tenancy?
- Did they get their deposit back?
- Do they still owe their past landlord money?
- Were they evicted?
We could contact their past landlord, but sometimes that wasn't a reliable check either. Landlords were sometimes reluctant to give any kind of detail about a tenant. Occasionally a landlord would give a good reference just to make sure the tenant would have a place to move to. Of course, if a tenant left owing a landlord money, he might not even provide the name of that landlord on his application.
I knew there had to be a better way.
We needed a system where landlords could provide information about their tenants, and how they performed as tenants. A database that would be available to other landlords 24 hours a day, 7 days a week. A database that would contain ratings and objective information on all tenants - good and bad. A list that only contained information on the problem tenants wouldn't go very far in meeting our need for an accurate, objective screening system. Besides, problem tenants actually represent a small percentage of the rental pool.
The system needed to be affordable for professional property managers
as well as individual landlords.
Twenty-five plus years ago, we didn't have the internet to make this system available and affordable. Today we do and it is time we started building the database and making the information available to landlords -
So they will know what kind of tenant their applicant really is.
