Rental Application:

Use this form to collect information on applicants for references and authorizations to perform credit checks.

Disclaimer/Deposit Receipt

Use this form to lay out the basic terms of your agreement with a new tenant, accept a deposit to hold the property and stat the tenancy at a later date.

Utility Checklist:

This form is to inform a new tenant of all the utilities he must put in his mane prior to taking occupancy of the property. This form provides verification that the utilities have been transferred prior to giving the tenant keys to the property.

Lease/Rental Agreement:

This is a very specific, landlord oriented rental agreement. This lease is designed to reduce the number of disagreements between landlord and tenant by establishing specific terms of tenancy. It provides a high level of control for the property owner.

Policy Statement:

This statement explains in plain English how the main provisions of the rental agreement will be enforced.

Emergency Contractor List:

This list provides the names of contractors you authorize to do work on you property if you can not be contacted during and emergency.

Check-in Inspection Checklist:

Provides a written record of the condition of the property when the tenant takes occupancy.

Notice of Termination – Tenant to Landlord

Provides a form for the tenant to provide notice of termination of tenancy. Reinforces the tenant's obligations under the rental agreement. If the notice provides less, that the required number of days notice required be fulfilled before the tenant plans to vacate the premises. Provides authorization to show the property to new prospects if the tenant is not home. Provides adefinite move out date, so you can commit to a new tenant.

Notice of Termination – Landlord to Tenant

Provides a convenient format for the landlord to give notice of termination to a tenant. 

Carpet Cleaning Authorization – from Tenant

The lease agreement requires that a tenant have the carpets “freshly, professionally steam cleaned” when he/she vacated the property. This form allows the tenant to authorize you to schedule the carpet cleaning, or confirm that he will contract this service.

Checkout Inspection Checklist

Provides a written record of the condition of the property after the tenant vacates the property.

Deposit Refund Analysis

Provides a convenient format to provide the required accounting of the tenant’s deposit.
